Best Places to Brunch Around Jupiter

Best Brunch Spots in Jupiter Since Jupiter has a ton of great restaurants, it shouldn’t come as a surprise that there are also some great places serving brunch on the weekends. I am a huge fan of brunching, and when I travel, I try to talk to locals about where to go. This list is for those who need a local’s opinion of Jupiter’s best brunches. Here are my favorite places to enjoy brunch in Jupiter, in no particular order. 1000 North (Best Waterfront Brunch in Jupiter) For a dressier Sunday brunch, I love 1000 North. Served Sundays from 11 am – 3 pm, I love the truffle fries and the Nashville Hot Chicken and Waffle. Stone crabs and oysters are also hard to resist! In the cooler months, dine out on their covered patio and watch the boats go by. Lynora’s (Best Brunch with a DJ in Palm Beach Gardens) If you want more of a scene, the Palm Beach Gardens location has a DJ on Sundays. For a more casual brunch, Lynora's Jupiter location is a great option and is served both Saturday and Sunday from 11 am to 3 pm. The Breakfast Burger or Avocado and Egg are a couple of my favorites. Their drink specials are pretty hard to beat, as well. Bottomless Bellinis/Mimosas & Peroni for $20.95, $75 bottles of Veuve Clicquot, $8 Titos Cocktails, and Sangria Pitchers for $18.95. The Cooper Craft Bar & Kitchen There is something for everyone on this menu. From carrot muffins to shrimp and grits, acai bowl to huevos rancheros wet burrito, you will find no shortage of options! For the most unique brunch menu item, try the Shakshuka, their “Israeli Brunch” - it's delicious! And, the chicken salad sandwich on naan bread with sweet potato fries is one of my favorites! The Cooper also has a nice wine and cocktail menu. Served Sundays only from 10:30a – 2:30p. Sailfish Marina (Best Waterfront Breakfast near Jupiter) Technically, this is in Singer Island, but it is worth the drive if you are looking for a great marina vibe. This is actually a true breakfast buffet with a made-to-order omelet station, a freshly made waffle bar, and a buffet of both warm and cold breakfast foods. I just love the atmosphere when the weather is cool and you can sit outside along the marina. The buffet is open from 7 am to 11:30 am, and then lunch service begins right after. Check out the big fish out by the docks and the view of Peanut Island! Salute Market (Best Saturday Brunch near Jupiter) Served on Saturdays (and Sundays) from 11 am – 3 pm. Bottomless bubbles, vodka and bloodys! Salute has a great variety of menu items - check out the Hangover Cure Burger, Reuben Flatbread or the Slow Braised Beef Short Rib Benedict. All their food is great, really! Avocado Cantina If you like Mexican, Avocado Cantina has great food and a really nice, open-air atmosphere. The cocktails are excellent, too! Try the Cucumber Smash for a refreshing treat! Located in Downtown at the Gardens, you can shop in some of the great local boutiques (Vagabond Apparel is one of my faves), check out a movie, or let your kids play in the new splash pad after you eat. Bottomless cocktails are available for $19, and brunch is served on Saturday and Sunday from 11am to 3pm. Latitudes (Best Breakfast on Jupiter Beach) If you are celebrating a special occasion, want an upscale atmosphere, or perhaps have a breakfast business meeting, check out Latitudes at Jupiter Beach Resort. The restaurant was newly renovated and it is beautiful! They serve traditional breakfast fare and drinks 8 am to 11 am every day, and walk out back after to get a view of Jupiter Beach. Five Reasons Your Home Didn’t Sell

Selling a home is hard work! The decision itself can be exhausting. Then there is getting the house ready for photos and keeping the house ready to be shown at any given moment. It can be a huge disappointment to a seller when months and months go by without any offers. I can understand the frustration. Here are a handful of reasons why your home did not sell and a few tips on how you can do better the next time around. 1. You Forgot, Curb Appeal Matters Many homeowners enter through the garage, and they really don’t pay attention to their front entryway. Don’t do this! I recommend all my sellers paint their front doors. A fresh coat of paint will go a long way when selling your home. Other ways to improve curb appeal are: Change the hardware on your front door. Purchase a new doormat. Clean out the landscaping and add mulch. Pressure wash your driveway, walkway, and fences. Add planters to your front porch. The feeling that buyers get when they are driving up and walking to enter your home can make or break the decision to buy it. Don’t miss this opportunity to make a great first impression on your buyer. 2. You Underestimated the Power of Staging When preparing to sell your home, you want to appeal to a broad audience. It is important to remove yourself personally from what has been your home so buyers are not distracted by your personal items. I recommend that you take down photos, trophies and awards, and any figurine collections. Think of this as the first step in packing for your move. Color can be very distracting to buyers, so I recommend that you keep a neutral palette wherever possible. For example, replace a colorful shower curtain with a simple white waffle weave. Remove bulky furniture or furniture that is not needed while you show your home. By removing furniture from a crowded room, the room will appear larger and more airy. Feeling overwhelmed? Don’t be! There are professionals to help you with staging your home. As an added value to my clients, a home styling service is offered at no charge. Experience shows that staging and styling elevate the value of a home by making it more appealing to the masses, allowing for a faster and more profitable sale. 3. You Ignored Repairs, Maintenance, and Cleaning Buyers pay attention to the details. I have had clients pass on great homes because the screens around the pool are torn and the closet doors are damaged. Buyers want to feel confident that the home they are buying has been adequately maintained and cared for to minimize the risk of costly repairs soon after they close. Some common maintenance items that will prevent a home from selling are: Rotten exterior wood Dirty air vents and HVAC coils Unresolved roof leaks Stained or smelly carpets If you are unsure of needed maintenance items, it is always a good idea to have a pre-listing home inspection done. This will give you an idea of what items you can correct and what you can expect the buyer to uncover during their home inspection, which can be a great negotiating tool. I also encourage a professional, deep cleaning before you start showing your home. Pay special attention to the areas that get overlooked during regular cleanings (i.e. window and door tracks and inside the refrigerator and oven). 4. You Overlooked the Power of Online Marketing Most homebuyers begin their search by looking for homes online. This makes professional photography and videography more important than ever. Great photos will attract buyers, and the more buyers that view your home, the faster it will sell. Aerial and twilight photographs can also help set your home apart from others on the market. It is important to market your home via the MLS, national and international real estate websites, and through social media platforms. Using video to point out the highlights of your home and the community that you live in is very effective. 5. You Got the Pricing Wrong If you are sure that you had all the above right, and your home still did not sell, you likely had it priced too high. It is important to hire a realtor that not only knows the area, but also studies the market trends and inventory. When I meet with sellers, we consider the homes that have sold recently as well as the competition that is currently on the market. Collaboratively, and by using data, the seller and I come up with an asking price. We also discuss the timeline we will use to do future price adjustments, if necessary. To maximize the profit of your home sale, it is important not to wait too long to adjust the price if your home is not selling. If you are considering selling your home or just have questions about the process, feel free to contact me today to have a conversation. I would love to help! Additionally, if you're interested in exploring homes for sale in Jupiter, FL, I can provide you with expert guidance and assistance in finding your dream home.

Best Restaurants in Jupiter

Best Restaurants in Jupiter, From a Local Foodie When I moved to Jupiter, I remember complaining to my boyfriend-now-husband that there were no commercial restaurants. Growing up in Ft. Lauderdale and then attending college in Central Florida, I was used to strip malls and all the mainstream chain restaurants. He chuckled, knowing that his hometown is also home to some of the best local restaurants in Florida. 20+ years later, Jupiter has many more options! After many years of enjoying the Jupiter life, today my favorite restaurants are the ones that are unique restaurants to our area. Let me share some of my local favorites. Here are the best restaurants in Jupiter. Jupiter's Best Waterfront Dining Beacon Located on the Jupiter Inlet and directly across from the Jupiter Lighthouse, this upscale American grille delivers great food every time! The portions are on the smaller side, which I appreciate, and the menu changes often. I find the menu interesting and fresh, and I have never had something I wouldn't order again. Walk down the street to The Square Grouper Tiki Bar afterward for the best skinny Margarita in town! Beacon is only open for dinner (and now weekend Brunch). 1000 North Accessible by boat or car, 1000 North is another upscale Jupiter restaurant serving traditional American cuisine with an extensive wine list. The restaurant is well known for some of its celebrity partners including Michael Jordan and Ernie Els, and its members-only upstairs cigar bar. 1000 North is open for dinner daily, serves lunch Friday, Saturday, and Sunday, and they have an amazing Sunday brunch (hello, Chicken and Waffles!). The truffle fries are to die for! Dive Bar If you are looking for a casual waterfront restaurant, Dive Bar delivers fresh fish and oysters and fantastic sushi rolls. While it sits on the Jupiter Yacht Club Marina, don't expect the fantastic views that Beacon and 1000 North provide. Nonetheless, you can show up in your board shorts and flip-flops and enjoy lunch or dinner seven days a week. They also have a great happy hour from 3-6 pm on weekdays. Jupiter's Best Lunch Spots Food Shack and Leftovers Cafe Food Shack and Leftovers Cafe, their sister restaurant located in Abacoa, has an exceptional menu, and the food and service are always on point. The super casual and friendly restaurants are uniquely Jupiter. Some of my menu favorites are their sweet potato-crusted fish (I prefer any of the fresh snapper options), BBQ chicken sandwich (get it in a wrap with a side of coconut rice), and their Indoroni, the best adult mac and cheese you will ever eat! Greek Salad is also a great lighter option. Choose from a list of craft cocktails or their delicious tropical iced tea! Blue Pointe Bar + Grill This is a huge tiki bar that sits directly on the Intracoastal in Tequesta. There is a constant breeze off the ocean so it is great for even the hottest summer days. The setting will make you feel like you are in The Florida Keys, with sand and hammocks scattered around. Sometimes, you will see manatees and marine life swimming close by, and there is a pool that is open to the public if you need to occupy your children. The menu is simple but good, and there is a full bar and kids' menu. Papichulo Who doesn't love tacos?!? And, happy hour daily from 11a - 6p? This is an open-air, casual taco bar featuring Mexican street-style food, great tequila, and cocktails with a laid-back beach bar vibe. Out back, you'll find ping pong and picnic tables, and a space that can be rented out for private parties. Don't see what you are looking for here? Reach out to me directly for another option.

Considering Short Term Rentals?

Short-term rentals can be a highly lucrative investment and a fun way to make money. Some of the advantages to managing a short-term rental property include: Your tenants are generally excited to be at your vacation property and may not require as much attention as a long-term tenant. You can collect one-time, up-front payments instead of keeping track of monthly or weekly payments. Depending on the location and amenities of your property, you may make several thousand dollars per month per property. Platforms such as Airbnb, VRBO, and Booking.com make it easy to set up a website to market your property. A short-term rental investment can be accomplished by purchasing a property to keep rented out or putting your own home up for rent when you travel. Whichever course you take, here are some things to think about before you hang up that “vacancy” sign. Managing short term rentals is not exactly passive income. There is quite a lot of work involved in marketing the property, keeping it maintained, and turning it around between tenants. Consider whether you have the time to keep up with it yourself or if you will need to hire a property manager, and how much that will cut into your profits.   Think beyond vacation rentals. Short term rentals don’t have to be on the beach or a ski slope. Other reasons why someone may need a rental in your neighborhood include job interviews, waiting to close on a home, renovating a home, visiting family, traveling with pets, college tours, entertainment events occurring in the area, or having medical procedure done at a nearby hospital.   Do your due diligence when buying an investment property. You’ll want to assess the existing short-term rental market and find out what the going rates are and which areas are renting well. You should find out if there are HOA or condominium regulations that prohibit short-term rentals. Also inquire as to state, county, or city regulations and resort taxes. Here, in Palm Beach County, we must collect and pay a 13% tax on the rent collected - 6% bed tax and 7% sales tax. As an owner, you must set up accounts with the appropriate agencies and be sure these taxes are paid.   Create a business plan. Many property owners wing it with their short-term rentals, but you will have more peace of mind and less surprises if you treat your rental as a business. Make a list of expenses, including insurance, mortgage payments, taxes, cleaning and handyman services, utilities, internet and TV, lawn or pool care, furnishings, consumables you will provide, and marketing costs.   Work with an agent who knows the area. Buying the right property at the right price takes some experience. Remember that the purchase of the property is the bigger investment than the rentals to follow. Now.....Let’s talk about how I can help you get started making money with short-term rentals! I have several clients that have been successful with short term rentals and would love to see if it would be a good option for you!

Tips for Planning a Renovation

Renovating your home? Check our FAQ's How do I pick a contractor? Ideally, you want to build the same kind of relationship with your contractor as you do with your real estate agent: one built on trust that makes you want to go back to that person for any future needs. Your contractor should be a very good listener and communicator. You want them to “get” your vision for your home, and to keep you in the loop every step of the way. Do your due diligence by checking out contractors’ reputations, talking with other clients, and looking at work they have done previously before you make your selection. Make sure everything is agreed to in writing. Contractors are notoriously bad at keeping notes and records so insist on this. Also, be sure that your contractor is licensed and insured. Ask for proof. How much will my project cost? Of course, the answer depends upon the scope of your project, but in order to get the best estimate from your contractor, take time to write down each detail of your plan so that the contractor can include everything in their estimate. Renovations are famous for taking longer and costing more than originally planned, but this is often because the homeowner makes additions or changes along the way, or they don’t realize that, for example, if you move a wall in your home, you may have to then reroute electricity and outlets. One item often leads to another, so you have to look at everything piece by piece. I recommend adding 20% to your initial quote. How long will renovations take to complete? As we said above, this depends on the amount of work being done– and how many changes are made along the way. The more pre-planning you do, the better estimate your contractor can give you. Have a contingency plan in case things take longer than anticipated – because they will. How do I prioritize projects? If you are living in your home during renovations, you may want to plan out the project in phases, so you can live out of some rooms while others are being worked in. You may also need to phase projects based on cost and availability of funds. Where do I begin? You begin by conducting a lot of research. Start a look book for your home, either in a notebook or online, collecting pictures of the look and finishes you want. Talk to different contractors, and visit kitchen, bathroom, appliance, and flooring showrooms to get ideas on selections and pricing. Do I need permits? Your contractor will know what projects require permitting. Make sure that you do abide by permitting regulations, as failure to secure proper permits can come back to bite you if further work is needed down the road. How much will renovations increase my home value? Every homeowner hopes that making improvements will increase their home’s value, and this is usually the case, but sometimes what homeowners view as improvement can turn out to be liabilities to future buyers. For example, don’t put so much money into the house that it becomes more expensive than the rest of the neighborhood. And be careful not to add personal style preferences that can’t be easily changed, like ornamental fixtures, radical architecture, or unusual landscape features. How should I pay for renovations? If you have the cash to pay for your renovations, that’s certainly a good way to go. Otherwise, you might consider a home equity loan with a manageable monthly payment or a revolving line of credit that you can use for renovations as well as emergencies that may arise later.

Annual Home Maintenance Checklist to Keep Your Property Value Up

Maintaining your home in Tequesta, FL, isn't just about fixing problems as they arise — it’s about staying ahead of them. Routine upkeep helps preserve your home’s condition, enhance curb appeal, and protect your property’s value year-round. In Tequesta, where sun, salt air, and seasonal weather can take a toll, a proactive maintenance plan is one of the most effective ways to keep your investment strong and attractive to future buyers. This guide breaks down everything you need to tackle over the course of the year to keep your Tequesta home in excellent shape. Why Regular Maintenance Matters Think of home maintenance as a form of protection, as it helps you catch minor issues before they become costly repairs. A well-maintained home stands out in any real estate market — especially in a stunning setting like Tequesta, where buyers are looking for homes that feel move-in ready and well cared for. From preserving your home’s exterior against Florida’s humidity to keeping your HVAC system working efficiently, every routine check contributes to long-term value. The better condition your property is in, the more leverage you have if you ever decide to sell. Seasonal Tasks Spring: Fresh Start And Inspection Time Spring is the perfect time to get ready for Florida’s warmer months. Start by inspecting your roof and gutters. Look for missing shingles or clogged downspouts, especially if there’s been heavy rain. Cleaning debris from gutters ensures water flows away from the foundation, reducing the chance of damage. Check windows and doors for worn caulking or weather stripping — resealing these areas helps keep cool air inside and pests out. As landscaping starts to grow quickly, prune trees and shrubs and clear any branches touching the house. This improves curb appeal and protects your home’s exterior from damage. Summer: Prepare For Storms And Stay Cool Summer in Tequesta brings high heat, humidity, and the occasional storm. Your focus during these months should be on systems that keep you comfortable. Have your HVAC system professionally serviced, and replace the air filters monthly to improve airflow and energy efficiency. Ensure your home is ready for severe weather by installing hurricane shutters and securing outdoor furniture. Assess your yard after heavy rain to check for drainage issues — water should always flow away from your foundation. These tasks help your home stay cool, dry, and protected. Fall: Refresh And Reevaluate When the weather cools slightly, it’s a great time to tackle touch-ups and repair work. Salt air can wear down your home’s exterior, so look for areas where paint is peeling or fading and address them early. Check your driveway and walkways for cracks, which can worsen over time due to water intrusion. Inside, focus on appliance maintenance — clean the refrigerator coils, inspect your water heater, and clear out the dryer vents. These steps improve efficiency and help you avoid expensive breakdowns. Test your smoke and carbon monoxide detectors and replace their batteries. Fall is also a smart time to check for signs of mold or mildew in areas that stay damp. Addressing these issues quickly prevents more serious problems later on. Winter: Cooler Weather, Warm Interior Even though Tequesta winters are mild, it’s a great season to focus on indoor maintenance. Begin by checking your plumbing for any leaks, especially in areas where pipes run along exterior walls. Deep clean the carpets, wipe down the baseboards, and clean behind appliances where dust and grime can build up. You can also use this time to have an energy audit done — it’s a cost-effective way to find out where you might be losing energy and what you can do to fix it. Upgrades like replacing lightbulbs with LEDs, improving the insulation, or sealing ductwork help reduce energy bills all year. Focus On Curb Appeal Year-Round Your home’s exterior is what people see first — and in real estate, first impressions matter. Maintaining beautiful curb appeal in Tequesta involves keeping things tidy and embracing the area’s tropical vibe. Mow and edge your lawn regularly, remove weeds, and water as needed to keep your grass healthy. Pressure wash your driveway, exterior walls, and walkways to eliminate mildew and stains. Touch up paint on trim, doors, or fencing. If you have flower beds, refresh mulch and plant seasonal flowers or palms. Curb appeal isn’t just about beauty — it signals that your home is well cared for and worth its value. Interior Maintenance Projects Inside your home, it’s all about function and appearance. Small maintenance tasks can make a big difference. Touch up the paint on walls, doors, and trim throughout the year as needed. Tighten cabinet hardware and adjust doors that stick or squeak. Clean the grout in kitchens and bathrooms to keep tilework looking fresh. Re-seal around bathtubs, sinks, and backsplashes to prevent water damage. Staying on top of these small tasks keeps your home fresh and inviting year after year. Keep Documentation For Everything Whenever you complete a repair, update, or inspection, keep a record of it. Save receipts, contracts, service dates, and contact info for contractors in a digital folder. When you eventually sell your home, these documents show buyers that your property has been well maintained. They can also help you track recurring issues or prove warranty claims. Having everything organized is just one more way to protect your investment and simplify the process of keeping your home in top shape. Ultimately, your home in Tequesta deserves care year-round. With consistent upkeep and smart planning, you can enjoy every feature it offers while keeping its value high. Create your maintenance schedule, take pride in your space, and when it comes time to sell — or just enjoy — your home will be ready. If you’re ready to find the right home in Tequesta or achieve a standout sale, reach out to McKinley Navaroli for trusted guidance.

The Differences Between Buying A Second Home vs Investment Property

If you’ve been thinking about buying a second property in Tequesta, FL, you’re not alone. Whether you’re drawn to the beautiful coastline, the laid-back ambiance, or the access to boating and golf, Tequesta is quite the alluring destination for buyers looking to expand their real estate portfolio. But before you start shopping, you need to ask yourself a critical question—are you buying a second home or an investment property? Knowing the difference can help you make smarter financial decisions and set realistic expectations about returns, usage, and responsibilities. What Is A Second Home? A second home is typically a property you plan to use for vacations, weekend getaways, or seasonal stays. It’s not your primary residence, but you spend time there throughout the year. In Tequesta, this could mean a waterfront home with views of the Intracoastal Waterway or a quiet bungalow close to the Jupiter Inlet. When you buy a second home, your intention isn’t necessarily to make a profit. You may occasionally rent it out, but your primary goal is to enjoy the space yourself. If you're imagining long weekends on the boat or mornings walking to local coffee spots, a second home in Tequesta is the perfect fit. This type of property offers you incredible lifestyle benefits. What Is An Investment Property? An investment property, on the other hand, is a real estate purchase you make with the goal of earning income. That could be through short-term vacation rentals, long-term tenants, or future resale value. In Tequesta, popular investment options include single-family homes in high-demand neighborhoods or multi-unit properties close to the beach. When you buy an investment property, your focus is on occupancy rates, rental yield, appreciation potential, and operating costs. You’re treating the property like a business, which means you'll face different tax rules, financing terms, and local restrictions. This kind of purchase requires a solid strategy and thorough preparation. You’ll need to analyze the rental market and make decisions based on ROI. Key Differences In Financing One of the most significant differences between purchasing a second home and an investment property is how lenders handle your mortgage. For second homes, interest rates are often lower, and down payment requirements are more lenient. Lenders generally view second homes as less risky than investment properties, especially if you have a strong income and a high credit score. With investment properties, lenders are typically more cautious. You’ll likely face higher interest rates and be required to put down 20% or more. You might also need to show proof of rental income projections or provide cash reserves in case the property sits vacant. It’s important to be clear with your lender about your intentions and objectives. Your real estate agent and mortgage professional can help you navigate this process and choose the loan product that fits your needs. Maintenance And Responsibility With a second home, maintenance is an important part of homeownership. You might enjoy updating the landscaping, choosing the paint colors, and furnishing the space for your personal tastes. You may visit the home frequently enough to handle repairs yourself or hire local professionals as needed. An investment property requires a different mindset. You'll need systems in place to handle maintenance, tenant concerns, and emergencies — especially if you don’t live nearby. Many owners in Tequesta hire trusted property managers who oversee tenant screening, maintenance, rent collection, and compliance with regulations. Rental Potential In Tequesta Tequesta’s coastal charm and proximity to Jupiter make it a desirable location for both vacationers and long-term renters. That opens up exceptional opportunities whether you’re considering occasional short-term rentals or a full-time investment property. If you own a second home in Tequesta, short-term rentals can help offset costs. Just make sure you’re compliant with any HOA regulations if applicable. Some communities restrict the number of rental days per year or require permits. With an investment property, your focus shifts to occupancy rates, peak season trends, and competition in the local rental market. You'll want to analyze data like average nightly rates, tenant turnover, and seasonal demand to make informed pricing decisions. Know Your Goals It all comes down to your primary goal. If you want a personal retreat where you can unwind and create lasting memories, a second home in Tequesta offers just that. You'll get to enjoy the area on your own terms and build equity over time. If you're looking to grow your wealth through rental income or appreciation, an investment property might be the better path. There’s no right or wrong answer — only what fits your lifestyle, financial goals, and risk tolerance. The key is being honest with yourself about how you plan to use the property and how involved you want to be in its management. In the end, buying real estate in Tequesta is an important decision, whether you're planning weekend visits or building a portfolio. Either way, preparation is everything. Know your goals, and surround yourself with professionals who can guide you through the process. With the right strategy, you can make a smart purchase that fits your lifestyle and strengthens your financial future. If you’re ready to begin your real estate journey in Tequesta, team up with McKinley Navaroli today for trusted insight and guidance.
