Best Brunch Spots in Jupiter Since Jupiter has a ton of great restaurants, it shouldn’t come as a surprise that there are also some great places serving brunch on the weekends. I am a huge fan of brunching, and when I travel, I try to talk to locals about where to go. This list is for those who need a local’s opinion of Jupiter’s best brunches. Here are my favorite places to enjoy brunch in Jupiter, in no particular order. 1000 North (Best Waterfront Brunch in Jupiter) For a dressier Sunday brunch, I love 1000 North. Served Sundays from 11 am – 3 pm, I love the truffle fries and the Nashville Hot Chicken and Waffle. Stone crabs and oysters are also hard to resist! In the cooler months, dine out on their covered patio and watch the boats go by. Lynora’s (Best Brunch with a DJ in Palm Beach Gardens) If you want more of a scene, the Palm Beach Gardens location has a DJ on Sundays. For a more casual brunch, Lynora's Jupiter location is a great option and is served both Saturday and Sunday from 11 am to 3 pm. The Breakfast Burger or Avocado and Egg are a couple of my favorites. Their drink specials are pretty hard to beat, as well. Bottomless Bellinis/Mimosas & Peroni for $20.95, $75 bottles of Veuve Clicquot, $8 Titos Cocktails, and Sangria Pitchers for $18.95. The Cooper Craft Bar & Kitchen There is something for everyone on this menu. From carrot muffins to shrimp and grits, acai bowl to huevos rancheros wet burrito, you will find no shortage of options! For the most unique brunch menu item, try the Shakshuka, their “Israeli Brunch” - it's delicious! And, the chicken salad sandwich on naan bread with sweet potato fries is one of my favorites! The Cooper also has a nice wine and cocktail menu. Served Sundays only from 10:30a – 2:30p. Sailfish Marina (Best Waterfront Breakfast near Jupiter) Technically, this is in Singer Island, but it is worth the drive if you are looking for a great marina vibe. This is actually a true breakfast buffet with a made-to-order omelet station, a freshly made waffle bar, and a buffet of both warm and cold breakfast foods. I just love the atmosphere when the weather is cool and you can sit outside along the marina. The buffet is open from 7 am to 11:30 am, and then lunch service begins right after. Check out the big fish out by the docks and the view of Peanut Island! Salute Market (Best Saturday Brunch near Jupiter) Served on Saturdays (and Sundays) from 11 am – 3 pm. Bottomless bubbles, vodka and bloodys! Salute has a great variety of menu items - check out the Hangover Cure Burger, Reuben Flatbread or the Slow Braised Beef Short Rib Benedict. All their food is great, really! Avocado Cantina If you like Mexican, Avocado Cantina has great food and a really nice, open-air atmosphere. The cocktails are excellent, too! Try the Cucumber Smash for a refreshing treat! Located in Downtown at the Gardens, you can shop in some of the great local boutiques (Vagabond Apparel is one of my faves), check out a movie, or let your kids play in the new splash pad after you eat. Bottomless cocktails are available for $19, and brunch is served on Saturday and Sunday from 11am to 3pm. Latitudes (Best Breakfast on Jupiter Beach) If you are celebrating a special occasion, want an upscale atmosphere, or perhaps have a breakfast business meeting, check out Latitudes at Jupiter Beach Resort. The restaurant was newly renovated and it is beautiful! They serve traditional breakfast fare and drinks 8 am to 11 am every day, and walk out back after to get a view of Jupiter Beach. Selling a home is hard work! The decision itself can be exhausting. Then there is getting the house ready for photos and keeping the house ready to be shown at any given moment. It can be a huge disappointment to a seller when months and months go by without any offers. I can understand the frustration. Here are a handful of reasons why your home did not sell and a few tips on how you can do better the next time around. 1. You Forgot, Curb Appeal Matters Many homeowners enter through the garage, and they really don’t pay attention to their front entryway. Don’t do this! I recommend all my sellers paint their front doors. A fresh coat of paint will go a long way when selling your home. Other ways to improve curb appeal are: Change the hardware on your front door. Purchase a new doormat. Clean out the landscaping and add mulch. Pressure wash your driveway, walkway, and fences. Add planters to your front porch. The feeling that buyers get when they are driving up and walking to enter your home can make or break the decision to buy it. Don’t miss this opportunity to make a great first impression on your buyer. 2. You Underestimated the Power of Staging When preparing to sell your home, you want to appeal to a broad audience. It is important to remove yourself personally from what has been your home so buyers are not distracted by your personal items. I recommend that you take down photos, trophies and awards, and any figurine collections. Think of this as the first step in packing for your move. Color can be very distracting to buyers, so I recommend that you keep a neutral palette wherever possible. For example, replace a colorful shower curtain with a simple white waffle weave. Remove bulky furniture or furniture that is not needed while you show your home. By removing furniture from a crowded room, the room will appear larger and more airy. Feeling overwhelmed? Don’t be! Experience shows that staging and styling elevate the value of a home by making it more appealing to the masses, allowing for a faster and more profitable sale. 3. You Ignored Repairs, Maintenance, and Cleaning Buyers pay attention to the details. Buyers want to feel confident that the home they are buying has been adequately maintained and cared for to minimize the risk of costly repairs soon after they close. Pay special attention to the areas that get overlooked during regular cleanings (i.e. window and door tracks and inside the refrigerator and oven). 4. You Overlooked the Power of Online Marketing Most homebuyers begin their search by looking for homes online. This makes professional photography and videography more important than ever. Great photos will attract buyers, and the more buyers that view your home, the faster it will sell. Aerial and twilight photographs can also help set your home apart from others on the market. It is important to market your home via the MLS, national and international real estate websites, and through social media platforms. Using video to point out the highlights of your home and the community that you live in is very effective. 5. You Got the Pricing Wrong If you are sure that you had all the above right, and your home still did not sell, you likely had it priced too high. It is important to hire a realtor that not only knows the area, but also studies the market trends and inventory. When I meet with sellers, we consider the homes that have sold recently as well as the competition that is currently on the market. Collaboratively, and by using data, the seller and I come up with an asking price. We also discuss the timeline we will use to do future price adjustments, if necessary. Best Restaurants in Jupiter, From a Local Foodie When I moved to Jupiter, I remember complaining to my boyfriend-now-husband that there were no commercial restaurants. Growing up in Ft. Lauderdale and then attending college in Central Florida, I was used to strip malls and all the mainstream chain restaurants. He chuckled, knowing that his hometown is also home to some of the best local restaurants in Florida. 20+ years later, Jupiter has many more options! After many years of enjoying the Jupiter life, today my favorite restaurants are the ones that are unique restaurants to our area. Let me share some of my local favorites. Here are the best restaurants in Jupiter. Jupiter's Best Waterfront Dining Beacon Located on the Jupiter Inlet and directly across from the Jupiter Lighthouse, this upscale American grille delivers great food every time! The portions are on the smaller side, which I appreciate, and the menu changes often. I find the menu interesting and fresh, and I have never had something I wouldn't order again. Walk down the street to The Square Grouper Tiki Bar afterward for the best skinny Margarita in town! Beacon is only open for dinner (and now weekend Brunch). 1000 North Accessible by boat or car, 1000 North is another upscale Jupiter restaurant serving traditional American cuisine with an extensive wine list. The restaurant is well known for some of its celebrity partners including Michael Jordan and Ernie Els, and its members-only upstairs cigar bar. 1000 North is open for dinner daily, serves lunch Friday, Saturday, and Sunday, and they have an amazing Sunday brunch (hello, Chicken and Waffles!). The truffle fries are to die for! Dive Bar If you are looking for a casual waterfront restaurant, Dive Bar delivers fresh fish and oysters and fantastic sushi rolls. While it sits on the Jupiter Yacht Club Marina, don't expect the fantastic views that Beacon and 1000 North provide. Nonetheless, you can show up in your board shorts and flip-flops and enjoy lunch or dinner seven days a week. They also have a great happy hour from 3-6 pm on weekdays. Jupiter's Best Lunch Spots Food Shack and Leftovers Cafe Food Shack and Leftovers Cafe, their sister restaurant located in Abacoa, has an exceptional menu, and the food and service are always on point. The super casual and friendly restaurants are uniquely Jupiter. Some of my menu favorites are their sweet potato-crusted fish (I prefer any of the fresh snapper options), BBQ chicken sandwich (get it in a wrap with a side of coconut rice), and their Indoroni, the best adult mac and cheese you will ever eat! Greek Salad is also a great lighter option. Choose from a list of craft cocktails or their delicious tropical iced tea! Blue Pointe Bar + Grill This is a huge tiki bar that sits directly on the Intracoastal in Tequesta. There is a constant breeze off the ocean so it is great for even the hottest summer days. The setting will make you feel like you are in The Florida Keys, with sand and hammocks scattered around. Sometimes, you will see manatees and marine life swimming close by, and there is a pool that is open to the public if you need to occupy your children. The menu is simple but good, and there is a full bar and kids' menu. Papichulo Who doesn't love tacos?!? And, happy hour daily from 11a - 6p? This is an open-air, casual taco bar featuring Mexican street-style food, great tequila, and cocktails with a laid-back beach bar vibe. Short-term rentals can be a highly lucrative investment and a fun way to make money. Some of the advantages to managing a short-term rental property include: Your tenants are generally excited to be at your vacation property and may not require as much attention as a long-term tenant. You can collect one-time, up-front payments instead of keeping track of monthly or weekly payments. Depending on the location and amenities of your property, you may make several thousand dollars per month per property. Platforms such as Airbnb, VRBO, and Booking.com make it easy to set up a website to market your property. A short-term rental investment can be accomplished by purchasing a property to keep rented out or putting your own home up for rent when you travel. Whichever course you take, here are some things to think about before you hang up that “vacancy” sign. Managing short term rentals is not exactly passive income. There is quite a lot of work involved in marketing the property, keeping it maintained, and turning it around between tenants. Consider whether you have the time to keep up with it yourself or if you will need to hire a property manager, and how much that will cut into your profits. Think beyond vacation rentals. Short term rentals don’t have to be on the beach or a ski slope. Other reasons why someone may need a rental in your neighborhood include job interviews, waiting to close on a home, renovating a home, visiting family, traveling with pets, college tours, entertainment events occurring in the area, or having medical procedure done at a nearby hospital. Do your due diligence when buying an investment property. You’ll want to assess the existing short-term rental market and find out what the going rates are and which areas are renting well. You should find out if there are HOA or condominium regulations that prohibit short-term rentals. Also inquire as to state, county, or city regulations and resort taxes. Here, in Palm Beach County, we must collect and pay a 13% tax on the rent collected - 6% bed tax and 7% sales tax. As an owner, you must set up accounts with the appropriate agencies and be sure these taxes are paid. Create a business plan. Many property owners wing it with their short-term rentals, but you will have more peace of mind and less surprises if you treat your rental as a business. Make a list of expenses, including insurance, mortgage payments, taxes, cleaning and handyman services, utilities, internet and TV, lawn or pool care, furnishings, consumables you will provide, and marketing costs. Work with an agent who knows the area. Buying the right property at the right price takes some experience.
